Florida Representative’s Company Benefits from Agricultural Tax Credit

A real estate company belonging to Florida Representative Brian Mast, known as 4M Properties of South Florida LLC, has recently come under scrutiny regarding a tax credit received for a piece of land in St. Lucie County.

The company, based in Palm City, FL, has been in possession of a 9.78-acre parcel since 2020. Last year, this land was awarded a significant tax break amounting to $712,631, effectively reducing the tax obligation by more than 98%. This credit is allocated to lands primarily engaged in authentic agricultural activities, explicitly excluding those intended for residential, developmental, or investment usage.

Despite the tax credit, property records and available images indicate that the parcel remains undeveloped, with no commercial or residential activities taking place. There haven’t been any structures on the land since one was demolished in 2018.

St. Lucie County officials assert that they meticulously assess each property’s eligibility for the agricultural credit. This process requires landowners to submit documentation such as expenses for feed, seed, fertilizer, and irrigation to substantiate their claims.

Elected to Congress in 2016, Mast is obligated to file annual financial disclosures that outline his assets. Notably, the St. Lucie County parcel was not listed in these disclosures until 2024, and there is no record of income being generated from it.

As Mast campaigns for a sixth congressional term, his Democratic challenger this year is Coast Guard Reserve Lieutenant James Martin.

Efforts to obtain a response from a Mast campaign spokesperson regarding these matters were unsuccessful.
